“Birdland” is one of Pleasanton’s most highly sought after neighborhoods. With its center-of-town location, close proximity to local schools and backyard access to the Sports Park, it’s no wonder many buyers flock to this area of town (pardon the pun!).
If you’ve never visited Birdland, this well-established neighborhood got its distinctive nickname because its mature tree-lined streets are named after different species of birds (e.g. Raven Road, Hummingbird Lane and Blackbird Drive, to name a few). First built in 1968, most of these homes have been remodeled, updated and continue to be well-maintained. Woodthrush Park is located in the neighborhood and many of the homes back up to the Sports Park, making it an ideal location for families with children in sports, dog walkers and anyone who enjoys strolling around Pleasanton’s premier parkland.
Situated off Valley Avenue, between Hopyard Road and Santa Rita Road, Birdland is centrally located to downtown Pleasanton, the Stoneridge Mall and city amenities like the Aquatic Center and the Pleasanton Library. Commuters appreciate its close proximity to on-ramps for the 580 and 680 freeways as well as Pleasanton’s BART station. Neighborhood children can easily walk or ride their bikes to all three levels of schools -- elementary, middle and senior high -- in Pleasanton’s top-ranked school district. All of these factors help keep the home values in Birdland strong, even in today’s economy.
We often have listings in Birdland and are very familiar with the homes in this desirable neighborhood. Give us a call for more information.

All home buyers may soon benefit from a tax credit currently available only to first-time buyers, which is great news for the Pleasanton and Livermore real estate market. Impressed with how the current first-time buyer tax credit has boosted the otherwise sluggish real estate market, legislators have introduced several bills into the House and the Senate to expand the tax credit for all home buyers.
According to USA Today, the proposed changes include:
- Setting a new cap of $15,000.
- Extending the tax break into mid-2010.
- Making the benefit available to all home buyers, not just first-timers.
- Offering a separate tax credit to $3,000 for borrowers who refinance.
If all goes as planned, the changes are expected to occur before the current tax credit expires in the fall.

A fun, family-friendly event officially kicks off the “I Love Pleasanton Schools – Save Our Schools Now” campaign on Thursday (June 25) from 6-7:30 p.m. at Amador Valley High School in the quad area, 1155 Santa Rita Road. The goal of the campaign is to raise $2.8 million by Aug. 14 to restore four key programs cut because of the state budget crisis.
The event will feature music, food for sale and short pep talks from school and community leaders. Everyone in Pleasanton who is passionate about saving class size reduction in K-3 and 9th grade, counselors, reading specialists and the elementary band and strings programs in our schools is encouraged to attend. Pleasanton’s home values have stayed relatively strong, due in large part to our top ranked schools. It’s vital to Pleasanton’s real estate market that we keep our schools strong.
Donations will be accepted during the event. All contributions are tax deductible. For more information, go to www.ilovepleasantonschools.com. To donate online, go to www.ppie.org

We are delighted with the recent report that Callippe Preserve Golf Course, Pleasanton’s only public golf course, made Golfweek Magazine’s list of Best Municipal Golf Courses in the nation this year. Pleasanton’s beautiful golf course – which until now was a well-kept secret among local golfers -- is in the company of such distinguished courses as Torrey Pines in La Jolla and Harding Park in San Francisco. Opened in 2005, Callippe is one of the newer courses on the magazine’s list, which ranks the top 50 municipal courses in the country, out of more than 8,000 courses. Well done, Callippe!
